Viewing Agent

I want to express our heartfelt gratitude for Natasha's exceptional service in securing an offer on our home. Your professionalism, expertise, and dedication were evident from start to finish.

Turpies were one of 3 agents I called to discuss the sale of my home. They stood head and shoulders above the others and when the time came to sell our home, I had no hesitation in calling them. From the outset I felt supported in the decision and I wasn’t ever in any doubt of there being a sale. We were given daily updates, supported viewings, a polished brochure...

Sellers

We received a very professional service from Kirsty at Turpie & Co. We have been looking for somewhere for a while and Turpies were always in touch with new properties coming onto the market.

We want to sincerely thank you for all your patience and perseverance during this crazy sale and purchase. It's definitely tested all your professionalism. You are a lovely talented lady, it's been an absolute pleasure . Thank you again.

That’s an amazingly well-written piece! Can you please pass on my compliments to Helen as an English graduate, I definitely appreciate well-written text and couldn’t have written a better piece myself. Thanks to Turpie&Co, we found our dream, forever home. I loved working with Gillian who was always very insightful and I really valued her advice during our 18 month search. Turpie&Co also put us in touch with other local...

Our Guide To Torphichen

Keen to discover more about this historic West Lothian village? From its ancient Preceptory to the surrounding Bathgate Hills, keep reading to see what Torphichen has to offer.

Location & History

Jobs & Employment

Torphichen occupies an elevated position in the Bathgate Hills of West Lothian, approximately 18 miles west of Edinburgh and 7 miles south-east of Falkirk. The village name derives from Scottish Gaelic “Tóir Féichín”, meaning “boundary/sanctuary of St Féichín”, referencing ancient sanctuary stones that once marked a one-mile radius around the settlement. Archaeological evidence suggests human habitation here since 3500 BC, with the nearby Neolithic henge at Cairnpapple Hill indicating the area’s prehistoric significance.

The village’s most defining feature is Torphichen Preceptory, established in the 1140s when King David I invited the Knights Hospitaller of the Order of St John of Jerusalem to found their Scottish headquarters here. This religious military order managed estates, raised recruits for the Crusades, and provided sanctuary within a one-mile radius marked by stones that still partially survive.

William Wallace held his last parliament here before the Battle of Falkirk in 1298, and Edward I was brought to the Preceptory for treatment after the battle. Following the Reformation, Sir James Sandilands, the last Preceptor, surrendered the lands to the Crown before buying them back as Lord Torphichen.

Property in Torphichen includes both historical buildings and recent developments. The village centre features well-preserved stone cottages and terraced houses dating from the 18th and 19th centuries, particularly around The Square and Low Brae. Victorian villas can be found along The Loan, including the notable Old School House from 1840.

Post-war council housing was built in phases from 1945 onwards in areas like Greenside, Bowyett and Priorscroft. The 1960s and 1970s saw private housing development in Cathlaw Lane and Craigs Court to the south, while modern detached homes have been built on the village periphery in recent decades.

The most desirable properties are often found around The Square, where C-listed buildings from the mid-1800s retain original features. High Brae and Low Brae contain sought-after period cottages with stone construction and traditional slate roofs. The Loan features larger Victorian properties, while newer family homes in Northgate and Manse Road offer modern amenities. Properties on the village edges, such as Broompark, command premium prices for their countryside views and substantial plots.

Torphichen sits in a peaceful countryside location, yet remains well-connected to major towns and cities across Central Scotland through various transport options.

  • Car & Road: Torphichen lies approximately 2 miles north of Bathgate and 3 miles south-west of Linlithgow. The M8 motorway can be reached in about 10 mins via the A89 through Bathgate, providing direct access to Edinburgh (30 mins) and Glasgow (45 mins). The M9 is accessible via Linlithgow in approximately 15 mins. Major roads including the B792 pass through the village, connecting to Bathgate and the A803 towards Linlithgow.
  • Bus: Regular bus services connect Torphichen to surrounding towns, such as Bathgate, Livingston and Linlithgow. School buses also serve the village for Linlithgow Academy the catchment secondary school.
  • Train: Bathgate station is just 2 miles away. From Bathgate, regular train services run to Edinburgh Waverley (35 mins) and Glasgow Queen Street (35 mins) via the Airdrie-Bathgate Rail Link. Linlithgow station is 3 miles north and lets you reach Edinburgh in 20mins and Glasgow Queen Street in about 30mins.

Torphichen’s location in the Bathgate Hills provides access to exceptional historical sites and natural attractions that define this part of West Lothian.

  • Torphichen Preceptory – The tower and transepts of Scotland’s medieval Knights Hospitaller headquarters dominate the village centre. Dating from the 1140s with 15th-century additions, this Historic Environment Scotland site includes remarkable survivals like the master mason’s working diagram etched into the stone and medieval painted wall decorations.
  • Beecraigs Country Park – This 913-acre country park lies just minutes from Torphichen, offering woodland walks, mountain bike trails, and a visitor centre. The park includes Beecraigs Loch for fishing, adventure play areas, deer viewing, and camping facilities among the Bathgate Hills.
  • Cairnpapple Hill – One of Scotland’s most important prehistoric sites sits 2 miles from the village. This Neolithic henge monument and Bronze Age burial site offers spectacular views across central Scotland and insights into 4,000 years of ritual use.
  • The Sanctuary Stones – Three ancient stones marking the medieval sanctuary boundary of Torphichen Preceptory still stand in their original positions. The east and west stones can be visited on walks from the village, representing a unique survival of medieval sanctuary rights.

West Lothian’s strategic position between Edinburgh and Glasgow creates a dynamic employment landscape, with Torphichen residents well-placed to access opportunities across Central Scotland. The surrounding area benefits from Scotland’s youngest and fastest-growing population, driving economic expansion and job creation across multiple sectors.

Major employment centres in nearby Bathgate and Linlithgow provide significant opportunities within easy commuting distance. West Lothian Council remains one of the largest employers, with positions in education, administration, and public services regularly available at facilities like Bathgate Academy and Linlithgow Academy.

The health sector offers substantial employment through St John’s Hospital in Livingston, while West Lothian Leisure operates multiple facilities requiring staff across fitness, sports, and cultural services. The Pyramids Business Park in Bathgate, formerly home to Motorola, now hosts HMRC operations and has recently been announced as the site for a new large film and TV studio complex, potentially creating numerous creative industry positions.

The retail and hospitality sectors provide extensive opportunities, particularly in Bathgate’s town centre. Distribution and logistics companies benefit from West Lothian’s excellent transport links, with warehouse and delivery roles frequently available.
