You ask, we answer

Your dedicated Property Manager will be responsible for managing your sales campaign from beginning to end and will be your main point of contact throughout. Sales support staff will also communicate and coordinate viewings and feedback on direction from the Property Manager. Every new Marketing campaign and property sale is overseen by a company director.
The Property Manager responsible for your individual sales campaign will conduct the viewings at your property. Every property has an optimum way to maximise the viewing experience. Our Property Managers know how to identify the best route of travel and the key areas where to pause to highlight certain features and benefits. This is a trained skill and is not only vital in terms of developing buyer interest in your property by answering questions and overcoming objection but viewers also prefer to view the property with the agent as they can be more relaxed and forthright with questions and open with feedback.
Of course. It’s your property and we work with every client to create the optimum viewing experience for buyers. We always recommend that our Professional Property Managers and viewing agents conduct the viewings of your property in the first instance however it can often be beneficial for the home owners to be present or be introduced to a potential buyer at a second or third viewing when vital information can be shared to help the buyer make a more
Your Property Manager will arrange the Home Report on your behalf. We have a long standing working relationship with all of the National surveying firms who cover the area which has been built on trust and respect in order to achieve the best outcome for our mutual clients. J & E Shepherd surveyors, DM Hall surveyors, Graham & Sibbald and Allied surveyors are all on our preferred supplier panel.
Yes, we partner with a carefully selected panel of reputable solicitors who we can recommend and introduce you to. Once you have accepted an offer on your property, proactive sales progression is vital to keep your sale on track. Your Property Manager will liaise with your solicitor on a weekly basis to ensure that a line of communication is maintained at all times between buying and selling parties until the sale has completed.
Daily during preparation of marketing material such as photographs, text writing, preparation of floor plans, unique seller questionnaire etc. Thereafter, all marketing activity is visible in your secure online client file as well as viewing feedback and offers. This is a always a secondary method of communication as we prefer to speak with our clients directly with any updates and feedback. Once you have accepted an offer on your property, your property manager will contact your solicitor weekly to ensure progress is being made with the legal process (conveyancing) and update your online client file or will contact you directly if any issues have arisen or action is required.
No, we work with properties of all values. We tend to be the preferred agent of sellers who value our experience, local knowledge, unique marketing approach and unrivalled results.
Yes it can however there are several steps and checks that can minimise the risk. Fully qualifying buyers is an essential first step prior to any viewings taking place. Carrying out diligent financial checks immediately after an offer has been accepted can delay your property being advertised ‘Under Offer’ for a few days however it is essential to undertake this due diligence at the correct time and in the correct order to ensure your offer is as secure as it possibly can be.
All sales campaigns are managed by a dedicated Property Manager who is responsible and accountable for achieving a successful sale on your behalf. Your campaign performance and statistics are reviewed on a weekly basis and benchmarked against other competing properties for sale on the market. A weekly update and performance report is produced and provided by your property Manager and all feedback is communicated in writing, on the telephone and recorded in your secure client account on our website. A review meeting with one of the company directors is arranged after 12 weeks of marketing if your property has not sold by that time often coupled with a visit to your property to assess the campaign.

Every property campaign is tailored to reach and attract a certain buyer profile who are most likely to buy your property. From the first point of contact, to initial valuation and sign up meeting, we gather information from the owners and use this combined with our marketing experience and local knowledge to create a sales campaign unique to your property. This process takes in excess of 40 individual steps to produce a truly bespoke and targeted campaign.
Ensuring your property reaches the right audience, increases the chances of it potentially being valued more by this buyer profile than by others. This can often lead to a competitive situation which, coupled with experienced pricing and negotiation, generally results in achieving the best price for your home.
We have several unique marketing channels exclusive to Turpie & Co which include :-
We produce bespoke printed and pdf brochure for every property campaign. There are several reasons for this.
Walk through video and agent/presenter led videos are very effective to show scale, perspective, volume and flow that still images can’t so every campaign that we commission is assessed on a case by case basis to establish which marketing tools are best suited to each property
However, we don’t believe that video is right for every property and can sometimes have a negative effect on a campaign when ‘showing less can add more’!
We take drone images at every property whether it’s low-level wide angle to best showcase a property that has a sloping front garden or higher level to show the setting and surroundings.
We also fly our own drones to allow us to capture specific images, sometimes that even the professional photographers and drone pilots can’t take.
Different types of floor plans appeal to different people. Some people find it difficult to read a 2D floor plan but can visualise a property much easier with a 3D plan.
Our questionnaire is very different to the questions asked for the Home Report. We are interested to know more about you and what you’ve enjoyed about the property, how you’ve lived in the spaces, changed the layout or functions and how you’ve socialised in the house. We use this information within our marketing as the key features and lifestyle benefits of the property will most likely appeal to a new buyer in the same way that they appealed to you only you didn’t know it at the time.
No one knows your house better than you do and no one knows the market better than we do so together we create a compelling sales and marketing campaign completely unique and bespoke aimed at attracting the most suitable buyers to your home.

When you attend a viewing, you’ll be met by one of our experienced Property Managers or Viewing Agents. They’ll be on hand to guide you through the property, highlight key features, and answer any questions you may have. Our team is here to ensure you feel informed, comfortable, and confident throughout your viewing experience.
A property viewing typically lasts around 20-30 minutes, but this can vary depending on the size of the property. Viewings at larger properties or properties with land can take an hour or more.
You can make a verbal offer at any time directly with Turpie & Co. We will then take the offer to the seller on your behalf. Alternatively, your solicitor can submit a formal written offer. If a verbal offer is accepted, your next step will be to ask your solicitor to follow up with a formal offer in writing to progress the sale.
Once your offer has been accepted, the next steps depend on the status of any other properties within the chain. If the chain is complete, all parties will begin working toward an agreed completion date, which is typically 8-12 weeks from the date of acceptance. If the chain is not yet complete – for example, if you need to sell your own property or someone else needs to secure a purchase – entry dates can’t be set until all parties in the chain have secured an offer to purchase or sell.
Yes, if you are purchasing a property, you will need a solicitor. They handle the legal aspects of the transaction, including submitting formal offers on your behalf, carrying out the conveyancing process, and agreeing the completion date. Having an experienced and efficient solicitor ensures everything progresses smoothly and in line with legal requirements. Turpie & Co have a panel of recommended solicitors who can act for buyers and sellers.
To arrange a mortgage, you should speak with a qualified mortgage advisor. They will guide you through the process, help you understand your borrowing options, and secure the most suitable mortgage produce for your circumstances. A mortgage advisor can also arrange a Mortgage in Principle, which we would recommend you have in place before viewing properties. Turpie & Co partner with Mortgage Advice Bureau who have an office within our premises at 5-9 Edinburgh Road, Bathgate.
A Home Report is a legally required document for almost all residential properties in Scotland before they can be advertised on the open market. It provides potential buyers with clear and essential information about the condition, value, and energy efficiency of a property.
In Scotland, a closing date is a deadline set by the seller’s agent for submitting all offers on a property. It’s a way to manage multiple interested buyers and ensure fairness in the process, essentially acting as a blind auction where all offers are submitted at once.
