Murieston is a primarily residential district on the southern edge of Livingston, West Lothian, approximately 14 miles west of Edinburgh. The name derives from “Muir of Houstoun,” reflecting its moorland origins. The area covers 267 hectares and is bounded by the A71 to the north, with the Murieston Water running through its heart.

Historically part of agricultural land, Murieston transformed when Livingston was designated a New Town in 1962. Development began in earnest during the 1980s, creating what is now one of Livingston’s most desirable residential areas.

Murieston House, built around 1800 for Edinburgh banker Henry Jamieson, stands as a reminder of the area’s pre-development history, alongside the ruins of 16th-century Murieston Castle.

Murieston’s housing stock primarily consists of modern detached and semi-detached properties built from the 1980s onwards, with some luxury developments completed in the 2020s. The area features spacious family homes with gardens, typically 3-5 bedrooms, built in contemporary styles with brick and render finishes.

Georgian Murieston House (circa 1800) and its converted steadings add historical interest to the area.

The most sought-after properties are found on streets like Murieston Valley, West Cairn View, Hillview, Linview and Wellview Lane and the exclusive cul-de-sacs around Skivo Wynd. Murieston enjoys excellent connections to Edinburgh and Glasgow, with Livingston South railway station at its heart.

  • Bus: Regular services run from Murieston Road and Bankton Centre, with connections throughout Livingston and direct routes to Edinburgh city centre (45 mins). First Bus and Lothian Buses operate frequent services linking Murieston to Livingston town centre and surrounding areas.

  • Murieston House – This Georgian country house from 1800 stands as an elegant reminder of the area’s pre-development history, with its sandstone pillars and tree-lined original driveway still visible from surrounding paths.
  • Murieston Castle – The atmospheric ruins of this 16th-century tower house sit on farmland at the western edge of Murieston, offering a glimpse into Scotland’s turbulent past.
  • Livingston Cricket Club – Founded in 1981, this local sports club hosts matches, community events, farmers’ markets and annual gala days.

Murieston benefits from its position within West Lothian’s thriving economy, with Livingston serving as one of Scotland’s major business centres. The town hosts over 2,750 businesses employing approximately 35,000 people, making it Scotland’s third-largest employment centre outside Glasgow and Edinburgh.

Major employers in the immediate area include Sky UK’s contact centre and technical operations (3,500 employees) and Schuh’s distribution centre. The nearby Alba Business Park and Kirkton Business Park house numerous firms and logistics operations.

Public sector employment is substantial, with West Lothian Council, St John’s Hospital, and NHS Lothian providing thousands of jobs.
